Where We Buy & Why

Currently, we’re primarily focused on properties in Bellevue, Bothell, Everett, Kenmore, Kirkland, Lynnwood, Seattle, Shoreline, and unincorporated Snohomish County.
That said, these boundaries aren’t rigid. If your property is located near one of these areas, or just outside them, we still encourage you to reach out. Every property and situation is different, and we’re always happy to take a look.
If it turns out your property isn’t the right fit for Blackwood, we may be able to point you toward another local buyer or resource better suited to your situation. Even when we’re not the right match, we believe in being helpful and transparent.

A Track Record Built Locally

Trusted Across the Greater Seattle Area
Over the past 12 years, we’ve purchased over 90 properties. Each pin on this map represents a homeowner we’ve worked with and a situation that required a slightly different approach. No two properties or timelines are exactly the same.

-
Tired of managing tenants or problematic rentals

Planning retirement or a lifestyle change
-
Divorce or changing household needs
-
Downsizing or relocating sooner than expected

For many sellers, the cost of listing a home can easily exceed $50,000 once you factor in agent commissions, closing costs, staging, photography, pre-listing repairs, and cosmetic updates. That number does not include larger repairs that may be required before going to market.
Beyond the financial cost, selling traditionally also requires a significant investment of time and energy. Coordinating contractors and vendors, keeping the home constantly show-ready, preparing for open houses, and leaving on short notice for showings can add stress to an already complicated process.
By selling off-market directly to Blackwood Acquisitions, you can avoid many of these costs and disruptions. We purchase properties as-is and often work with flexible timelines or creative structures when the situation calls for it, rather than forcing a one-size-fits-all approach.
